What I’d Look For If I Were Buying in Alhambra

If I were buying in Alhambra, I’d ask which tract a house is in, because the Alhambra Historical Society lists tracts built in very different eras, from Arts and Crafts homes to Minimal Traditional houses from after World War II. The median home was built in 1960, so I’d ask about the roof, electrical and plumbing at every open house.

I’d also check the property type, since about 41% of homes are owner-occupied and Wikipedia notes many condos, apartments and mixed-use buildings, especially downtown. Median owner value is $857,800, below the medians in Glendale, Burbank and Pasadena.

When I pulled the list on September 29, 2026, this is what the Alhambra open houses looked like:

  • 11 homes had an open house scheduled, with 37 showings between them.
  • The middle half were asking between roughly $620K and $1.15M.
  • The lowest was about $285K, and the highest was about $1.55M.
  • Most had 4 bedrooms, and the median size was about 1,473 square feet.
  • 9 of the 11 were in zip code 91801.

I’d use that wide spread to sort the homes by tract and era before deciding which ones are worth the drive.

Mixed 1940s homes on a quiet street in the Midwick Tract, Alhambra, California

Midwick Tract

The Midwick Tract is in the southwest corner of the city and is named for the Midwick Country Club. According to the Alhambra Historical Society, it was developed in the 1940s and mixes Spanish Colonial Revival, Mid-Century Modern and Minimal Traditional homes. I’d compare how different owners have updated similar houses.

Mayfair Tract

The historical society calls Mayfair the city’s most intact original neighborhood, built in the 1930s, with Tudor Revival, Spanish Colonial Revival and Cape Cod styles. I’d expect these to be well kept, and I’d ask what work is original.

Ramona Park and Wuest-Bushnell

Ramona Park Tract, in the south, dates to the early 1900s and has Arts and Crafts homes by architects John and Daniel Althouse. Wuest-Bushnell, on the northwest tip, was marketed by Henry Huntington as a streetcar suburb, also in the Arts and Crafts style. I’d look for original details such as built-in cabinets and porch supports.

Airport Tract

The Airport Tract in the southeast was built on the site of the old Alhambra Airport and is mostly Minimal Traditional houses from after World War II. Those are simple, compact homes, so I’d ask about any additions and how they were permitted.

Getting Around Alhambra

Interstate 10 crosses the southern part of the city, and Interstate 710 ends at Valley Boulevard in the far southwest. The main streets I’d plan around are Atlantic and Valley Boulevards, Mission Road, Fremont and Garfield Avenues and Main Street.

There is no rail station in Alhambra. The nearest Metrolink station is Cal State LA, and the city runs its own Alhambra Community Transit bus service. Any home I’d consider, I’d test by driving the commute, since the average of 30.3 minutes is slightly above the metro figure of 29.5.

One planning item is still open. The city’s project site for the 710 and Fremont Avenue area says Caltrans approved a project study report in February 2026 and the environmental phase is next. It gives no preferred design and no construction schedule, so I wouldn’t count on any dates.

How I’d Plan an Open House Day in Alhambra

Weekend days and mornings carried most of the hosted open houses on the list I pulled:

  • Sunday had the most hosted showings with 10, followed by Saturday with 8 and Friday with 7.
  • The most common start time was 10 a.m., followed by 1 p.m.

I’d cluster stops by tract, since the tracts are small and the drive between two homes in the same one is short. Valley Boulevard and the freeway ramps can back up, so I’d check each end time before leaving.

I’d also plan around the weather. Alhambra is inland, and summer afternoons run hot, so I’d keep the tours to the morning and bring water.
