What I’d Look For If I Were Buying in Long Beach

If I were buying in Long Beach, the first thing I’d check is the age of the street. The Census median year built is 1959, but the city’s historic districts hold Craftsman bungalows, Spanish Colonial Revival homes and older Victorian houses that are much earlier. At an open house in one of those districts I’d look closely at what’s original, and I’d ask whether the address falls inside a designated district before assuming what can be changed.

I’d also expect a lot of condos and apartments in the mix. Only about 41% of homes in Long Beach are owner-occupied, compared with 48% across the metro area, so I’d check the property type on each listing before planning a route.

When I pulled the list on September 29, 2026, this is what the next stretch of Long Beach open houses looked like:

  • 23 homes had an open house scheduled, with 35 showings in all.
  • The middle half were asking between $750K and $1.38M.
  • The lowest was $420K, and the highest was $4M.
  • Most had 3 bedrooms, and the median size was about 1,322 square feet.

With asking prices running from $420K to $4M, I’d sort the list by neighborhood before comparing any two homes.

Long Beach Neighborhoods I’d Put on My List

Craftsman homes on the bluffs in Bluff Heights, Long Beach, California

Bluff Heights and Bluff Park

Both sit near the ocean bluffs east of downtown. The city says more than half the homes in Bluff Heights are Craftsman bungalows built from 1910 to 1923, and Bluff Park, along Ocean Boulevard and 2nd Street, has large two-story Craftsman and Period Revival homes built between 1903 and 1949. Bluff Park was among the first districts the City Council designated, in 1982. I’d expect a wide range of home sizes across the two, and I’d ask what work has been done on the older systems.

Belmont Heights

The city says the oldest homes here date to 1905, with peak building from 1918 to 1923, and that Craftsman bungalows make up about two-thirds of the homes. The historic district was adopted in 2002. I’d walk the streets around Newport Avenue and Roswell Avenue, which the city lists as designated streets, and compare how different the porches, rooflines and lot sizes look from block to block.

California Heights

This is the city’s largest historic district, with nearly 1,500 homes. The city describes mostly Spanish Colonial Revival houses developed after the 1920s boom, with vintage streetlights and large mature trees. Wardlow Road is one of the designated streets. I’d ask how the layout of a 1920s stucco house has been updated inside.

Rose Park

One of the city’s oldest and biggest neighborhoods, Rose Park is described by the city as mostly Craftsman bungalows built between 1910 and 1922, with some Victorian homes from 1905 and multi-unit buildings in Spanish Colonial Revival style. A second district, Rose Park South, covers the blocks between 4th and 7th Streets. I’d check whether a listing is a single house or one of the multi-unit buildings.

Grant Neighborhood in North Long Beach

The 6000 block of Walnut Avenue became a historic district in 2019, the first in North Long Beach. The city calls it an automobile suburb built between 1928 and 1930, with Spanish Colonial and English Revival homes. It is a small district of 19 properties, so I’d expect these to come up rarely.

Getting Around Long Beach

The I-405, I-605, I-710, SR 22, SR 47, SR 91 and SR 103 all run inside city limits. On the A Line, the Long Beach stations are:

  • 1st Street, 5th Street and Downtown Long Beach.
  • Pacific Avenue and Anaheim Street.
  • Pacific Coast Highway, Willow Street and Wardlow.

Long Beach Airport is served by Long Beach Transit routes, and the closest Metro Rail stop to it is Wardlow. A few dated items would shape my planning:

  • The Shoemaker Bridge replacement, from the I-710 to downtown, was still in design as of July 2026, and the city says no completion date is available.
  • Caltrans began repaving the I-405 on July 27, 2026, from the Orange County line to the I-405/I-110 interchange, with work continuing to 2031.
  • The Long Beach to East LA corridor plan for the I-710, adopted in April 2024, is a $743 million package that does not widen the freeway.

If a home made my short list, I’d drive the trip to work at rush hour first. The city’s average commute of 29.9 minutes is close to the metro figure, but an average hides a lot of variation.

How I’d Plan an Open House Day in Long Beach

Across the 35 hosted showings, the timing follows a pattern:

  • Saturday is the busiest day, with 15 showings, followed by Sunday with 8.
  • Most start at 12 p.m. or 1 p.m.

I’d group stops by area: the bluffs and Belmont Heights on one trip, California Heights and Rose Park on another, and North Long Beach on its own. I’d allow a few extra minutes between stops and check each end time before driving.

I’d also plan for the weather. The waterfront neighborhoods often start under a marine layer, while inland parts of the city can be warmer by afternoon, so I’d pack water and a light layer.
