If I were buying in Lakewood, I’d start from the fact that the city was built in a burst. Started in 1950, Lakewood put roughly 17,500 houses on about 3,500 acres of former sugar beet field, and the Census median year built is 1957. With that many similar houses, I’d use each open house to see what an owner changed: additions, a converted garage, a reworked kitchen. I’d ask for permit records on anything that looks like it was added later.

Areas I’d Put on My List in Lakewood
The Original Tract Neighborhoods
The LA County Library describes the original development as a planned community with street lighting, underground wires, and berms between residential streets and the highway, built at about 50 houses a day. The library counts about 26,000 housing units today, most of them detached houses. Because the streets were laid out together, I’d expect blocks to look alike from the curb, and I’d focus on the yard, the additions and the age of the roof and plumbing.
Lakewood Center and the Boulevards
Lakewood Center was part of the original plan, described by the library as a car-friendly shopping area. The main streets around it include Lakewood Boulevard, which is State Route 19, along with Bellflower Boulevard, Del Amo Boulevard, Carson Street and South Street. I’d look at how close a listing is to those arterials and ask about street noise at different times of day.
Next to Lakewood Village

The I-605 is the only freeway inside the city. The I-405 and SR 91 run near it rather than through it. Notes I’d keep in mind:
