What I’d Look For If I Were Buying in Pasadena
If I were buying in Pasadena, I’d start by asking what era the house comes from. Visit Pasadena counts more than 30 historic and landmark districts in the city, so a house in the Craftsman style could sit a few blocks from a Spanish Revival one. I’d use the open house to see the woodwork up close.
I’d also ask whether a home is inside a landmark district, because exterior changes there go through review. With a median build year of 1961 and about 43% of homes owner-occupied, I’d expect a mix of older houses and condos, and I’d check each listing’s property type before mapping a route.

When I pulled the list on September 29, 2026, this is what the next stretch of Pasadena open houses looked like:
- 34 homes had an open house scheduled, with 60 showings in all.
- The middle half were asking between $898K and $1.86M.
- The lowest was $480K, and the highest was $4.18M.
- Most had 3 bedrooms, and the median size was about 1,590 square feet.
With prices spread from $480K to $4.18M, I’d compare each home with others in the same district before judging its price.
Pasadena Neighborhoods I’d Put on My List
Bungalow Heaven
Bungalow Heaven is Pasadena’s first locally designated landmark district, created in 1989, and it was added to the National Register of Historic Places in 2008. Most of its bungalows were built between 1905 and 1920, and the streets have mature trees and front porches. I’d ask what the landmark district’s rules require before any addition or window change, and I’d look at how the original woodwork has held up.
Old Pasadena
Old Pasadena is the city’s original commercial district. Homes near a commercial core often include condos and apartments, so I’d check the property type and any association fees on each listing.
Orange Grove Boulevard
Orange Grove Boulevard has been an address for large estates since the early 20th century and earned the name Millionaire’s Row. It also marks the start of the Rose Parade route at Colorado Boulevard. I’d expect larger lots and older houses here, so I’d ask about the age of the systems and any historic status.
Colorado Street Bridge and the Arroyo Seco
The Colorado Street Bridge, a Beaux Arts bridge listed on the National Register, was called the highest concrete bridge in the world in 1913. The Gamble House, by Charles and Henry Greene, was completed in 1909. I’d use both as reference points for the Craftsman and Beaux Arts details I’d see on nearby houses.

Getting Around Pasadena
The freeways here include Interstate 210, State Route 134, State Route 110 (the Arroyo Seco Parkway) and the short State Route 710 stub. Metro’s A Line has six Pasadena stations: Allen, Lake, Memorial Park, Del Mar, Fillmore and Sierra Madre Villa. Metrolink does not stop in the city.
A few dated items would shape my planning:
- Construction on the North Hollywood to Pasadena bus rapid transit line began in Pasadena in April 2026, with an opening expected in late 2027, according to Metro.
- In April 2026 the City Council voted unanimously to adopt most of the Reconnecting Pasadena vision plan for the SR 710 stub, which sets a goal of 1,800 housing units.
If a home made my short list, I’d try the A Line for the commute and drive it too. The average is 26.9 minutes, and about 28% of workers work from home.
How I’d Plan an Open House Day in Pasadena
Across the 60 hosted showings, the timing follows a pattern:
- Sunday is the busiest day, with 23 showings, followed by Saturday with 16.
- Most start at 2 p.m. or 1 p.m.
I’d keep a day inside one area, such as Bungalow Heaven in the morning and Old Pasadena after, rather than crossing the city between stops. Parking in the older districts can take time, so I’d leave a buffer before each start time.
I’d also plan around the weather. Pasadena sits at the foot of the San Gabriel Mountains and runs warm in summer, so I’d tour early and carry water.
