What I’d Look For If I Were Buying in Burbank
If I were buying in Burbank, I’d start with the age of the house. The median home was built in 1959, and more than 62% of the city’s housing stock predates 1970, according to Wikipedia. That points me toward questions about original plumbing, wiring and windows before I’d get attached to a floor plan.
I’d also check the property type on each listing, since about 43% of homes are owner-occupied and condos and townhomes sit alongside houses. And because the airport, the freeways and the studio lots are all close, I’d stand outside at a couple of different hours to hear how much noise reaches the yard.

I’d expect the top of that range to be the larger or updated homes, so I’d compare each price with its square footage.
Burbank Neighborhoods I’d Put on My List
Magnolia Park
Visit Burbank describes Magnolia Park as the area along Magnolia Boulevard with vintage shops and casual cafes. Wikipedia notes that housing tracts appeared in the Magnolia Park area between 1945 and 1950, so I’d expect a lot of postwar houses here. I’d look at how much each one has been remodeled and whether the lot allows for any expansion.
Burbank Rancho
The Burbank Rancho sits on the Los Angeles River between Griffith Park and the Media District. It’s the only part of Burbank where the municipal code has allowed horse keeping since 1950, and the historic Mariposa Street Bridge, built in 1939, connects it to riding trails in Griffith Park. If I were looking here, I’d ask what the equestrian zoning permits on the lot and what it means for resale.
The Media District
The southern edge of the city is home to The Walt Disney Company and Warner Bros. Studios, and the city has limited growth there since the early 1990s. I’d expect nearby streets to see weekday traffic tied to the studios, so I’d visit any home here on a weekday as well as a weekend.
Downtown and the foothills
Downtown Burbank has a walkable stretch of restaurants along San Fernando Boulevard, according to Visit Burbank. Burbank also has a foothill section against the Verdugo Mountains, and I’d ask about slope, drainage and brush clearance on any home in that part of town.

- Hollywood Burbank Airport’s new 14-gate terminal is scheduled to open in October 2026, according to the airport.
- Caltrans pavement work on Interstate 5 between Empire Avenue and Cohasset Street runs through summer 2027 and has included weekend closures.
- The North Hollywood to Pasadena bus rapid transit line, which passes through Burbank, is expected to open in late 2027, according to Metro.
- The California High-Speed Rail Authority approved the Palmdale to Burbank segment on June 27, 2024, with a station planned beside the airport.
Interstate 5 and State Route 134 run through the city. For rail, Metrolink stops at Downtown Burbank, Burbank Airport-North and Burbank Airport-South. There is no Metro Rail line in Burbank.
