What I’d Look For If I Were Buying in Glendale

If I were buying in Glendale, I’d check the property type on every listing first. Only about 35% of homes are owner-occupied, so I’d expect a lot of condos, townhomes and small apartment buildings among the listings, and a house on its own lot would take some sorting out. The median home was built in 1966, so I’d ask about the age of the roof, the electrical panel and the plumbing.

I’d also pay attention to which side of the foothills a home sits on. Glendale has several historic districts of Spanish Colonial and Tudor Revival houses built in the 1920s and later, and I’d ask at each open house what the owner can change on the outside and what needs approval.

Because the houses were built within a few decades of each other, I’d expect a consistent look from block to block, and I’d compare how each owner has handled updates to kitchens and windows.

With so few homes in the district, I’d expect listings to be occasional, so I’d look at one closely if it came up.

Getting Around Glendale

Four freeways run through the city, which shapes any route I’d plan:

  • Interstate 5 and Interstate 210.
  • State Route 2, the Glendale Freeway.
  • State Route 134, the Ventura Freeway.

For transit, the Metrolink Glendale station is at 400 W Cerritos Ave, with 426 parking spaces. Glendale has no Metro Rail station. The North Hollywood to Pasadena bus rapid transit line will pass through the city, with an opening expected in late 2027 according to Metro.

Work is also under way on surface streets. A Caltrans street project on Alvarado and Glendale Boulevards, which adds bus priority lanes, began construction in October 2025 and is scheduled to finish in fall 2028, so I’d allow extra time on those streets.
