What I’d Look For If I Were Buying in Lancaster
If I were buying in Lancaster, I’d expect a very different price level from the rest of Los Angeles County. The Census Bureau’s median value here is $446,600, about half the $871,300 figure for the Los Angeles metro area The city has grown from about 37,000 people at incorporation in 1977 to more than 173,000 by 2020. The median home was built in 1986, so I’d expect most listings to be from the last four decades, and I’d ask about the age of the roof, the air conditioner and the windows.
Summers are hot and nearly rainless, and winters bring cold mornings, so I’d look closely at insulation, cooling and any shade on the property. About 60% of homes are owner-occupied, which leaves a solid share of rentals, so I’d check a listing’s property type and any association rules before planning a visit.

Areas I’d Put on My List in Lancaster
The BLVD and Downtown
Downtown Lancaster centers on The BLVD, a stretch of Lancaster Boulevard between 10th Street West and Sierra Highway that the city rebuilt in 2010. The Lancaster Museum of Art and History and the Western Hotel Museum are part of the district, and the state designated it a California Cultural District in 2018. I’d check how far a home sits from the boulevard, since events there can bring crowds, and I’d note that the Metrolink station is on Sierra Highway.
West Lancaster
The Prime Desert Woodland Preserve and its Elyze Clifford Interpretive Center are on the west side of the city. I’d expect larger stretches of open desert near the edges, so I’d ask each seller about lot lines, fencing and what could be built next door. On a home this far from downtown, I’d also time the drive to the freeway before deciding.
Around Lancaster City Park
Lancaster City Park hosts the California Poppy Festival each spring, one of the larger events in the area. If I were considering a home near the park, I’d visit on a normal day and again during an event, then ask the neighbors about parking.

Getting Around Lancaster
The Antelope Valley Freeway, State Route 14, runs through the city, and State Route 138 shares that roadway. Streets follow a grid, with lettered avenues running east and west and numbered streets running north and south. A few details would shape my plans:
- Metrolink’s Antelope Valley Line stops at the Lancaster station, 44812 N. Sierra Highway, with 420 free parking spaces for passengers.
- Metrolink closes the Antelope Valley Line between Lancaster and Los Angeles on October 3 and 4, 2026, for maintenance.
- Metro is studying SR-14 improvements between Newhall Avenue in Santa Clarita and Avenue P in Palmdale. It is in environmental review with no published schedule.
- The High Desert Corridor agency describes rail as the first phase of its Palmdale to Victorville project, and it has published no schedule for the freeway.
There is no Metro Rail or busway in Lancaster. The nearest airport, Palmdale Regional, has no scheduled commercial passenger service. About 9.8% of workers here work from home, and 17% of commuters spend an hour or more getting to work, so I’d drive a candidate route on a weekday before deciding.
