What I’d Look For If I Were Buying in Santa Clarita
If I were buying in Santa Clarita, I’d start with the neighborhood name on each listing, because the four communities were built in different decades. Newhall is the oldest, Valencia was laid out as a master-planned community beginning in the 1960s, and Canyon Country has both older tracts and some of the newest. The Census Bureau puts the median year built citywide at 1987, so I’d expect plenty of homes from the last few decades and I’d ask about roofs, water heaters and air conditioning age.
About 72% of homes here are owner-occupied, so I’d expect mostly houses, with condos and townhomes mixed in. In many Valencia villages, homeowner associations oversee upkeep, so I’d ask for the dues and the rules before falling for a floor plan. Canyon Country sits beside the Angeles National Forest, so for homes near the edge of town I’d ask early about wildfire insurance.

When I pulled the list on September 29, 2026, this is what the next stretch of Santa Clarita open houses looked like:
- 40 homes had an open house scheduled, with 66 showings in all.
- The middle half were asking between $660K and $949K.
- The lowest was $385K, and the highest was $1.80M.
- Four and three bedrooms were tied as the most common, and the median size was about 1,911 square feet.
- 6 of them were new-construction model homes from TRI Pointe Homes and Toll Brothers, open most days.
With the middle half at $660K to $949K, I’d compare each home against its own community first.
Santa Clarita Neighborhoods I’d Put on My List
Valencia
Valencia holds most of the city’s government offices and hotels, plus its medical centers, including City Hall on Valencia Boulevard. It grew out of a plan by the Newhall Land and Farming Company, and its first subdivision, Old Orchard, opened in 1967. Landscaped boulevards and a network of paved paseos link the villages, so I’d walk a few blocks from any open house to see how the pathways connect. I’d also check the school district, since northern Valencia is served by the Saugus Union School District and southern Valencia by the Newhall School District.
Newhall
Newhall is the southernmost and oldest of the four communities. Old Town Newhall calls itself Santa Clarita’s arts and entertainment district, and the William S. Hart Regional Park is in the community. I’d expect a wider mix of ages here than in the master-planned villages, so I’d ask about what has been updated inside the walls. The Newhall Metrolink station is at 24300 Railroad Avenue.
Saugus
Saugus covers the central and north-central part of the city. Bouquet Canyon Road and Soledad Canyon Road are the main routes through it, and the Metrolink Santa Clarita station sits on the south side of Soledad Canyon Road. Elementary students attend Saugus Union School District schools, and older students are in the William S. Hart Union High School District. I’d drive Bouquet Canyon Road once at a busy hour before deciding how the daily route would feel.
Canyon Country
Canyon Country is the most populous of the four communities and has the most named neighborhoods. Whites Canyon is the oldest, while Skyline Ranch and Vista Canyon are among the newest. Vista Canyon has its own Metrolink station, which opened October 20, 2023. Because the age of homes swings so much from one tract to the next, I’d compare each open house against the year built on the listing.

Getting Around Santa Clarita
Three state routes run through the city: Interstate 5, State Route 14 and State Route 126. A few details would shape my plans:
- The I-5 North County Enhancements project, which adds carpool lanes, truck lanes and auxiliary lanes north of the SR-14 interchange, is under construction and listed by Metro as complete in spring 2027.
- Metro is studying SR-14 safety and mobility improvements over 36 miles, from Newhall Avenue to Avenue P in Palmdale. The study is in environmental review and has no published schedule.
- Metrolink’s Antelope Valley Line has four stations in the city: Newhall, Santa Clarita, Via Princessa and Vista Canyon.
- Maintenance work closes the Metrolink Antelope Valley Line between Lancaster and Los Angeles on October 3 and 4, 2026.
There is no Metro Rail or busway in Santa Clarita. With a mean commute of 34.1 minutes, and about one in three commuters traveling 45 minutes or more, I’d test the drive to my workplace at rush hour before getting attached to a house. About 18.5% of workers here work from home, so I’d also ask what a home office would need.
How I’d Plan an Open House Day in Santa Clarita
Across the 52 hosted showings, the timing follows a pattern:
- Sunday is the busiest day, with 22 showings, followed by Saturday with 21.
- Most start at 11 a.m. or 1 p.m.
I’d plan by community rather than by price. The four communities are strung along a handful of main roads, so grouping stops in one area saves driving. I’d also leave time between stops to check each end time and the parking situation on tight streets.
Summers here are hot and dry, so I’d bring water and avoid stacking stops in the afternoon heat. I’d also look up each route in a map app the night before, since the freeway and surface-street options can differ a lot.
