What I’d Look For If I Were Buying in Santa Monica

If I were buying in Santa Monica, I’d start with the property type, because only about 28% of homes here are owner-occupied. That tells me a lot of the housing is rental apartments, and I’d expect many for-sale listings to be condos or townhomes. I’d read the association details on each one, including dues and any planned repairs, before I got attached to a view.

I’d also look at how old the building is. The Census puts the median year built at 1968, but a walk through town would mix newer condo buildings with older houses. The Santa Monica Conservancy runs a preservation center in a shotgun house built in 1897, which is a reminder that a few very old homes are still standing. If a listing looked historic, I’d ask whether it is a designated landmark or in a historic district, since that can limit exterior changes.

With the middle half spanning $1.30M to $7.59M, I’d sort by property type before comparing prices.

Santa Monica Neighborhoods I’d Put on My List

Downtown and the Third Street Promenade

Downtown is the city’s core. Third Street Promenade is a pedestrian-only shopping street that runs three blocks between Wilshire Boulevard and Broadway, and Santa Monica Place sits at its southern end. The Downtown Santa Monica E Line station is here. I’d expect mostly condos and apartment buildings, and I’d ask how much street and event noise reaches the unit at the hours I’d be home.

Ocean Park and Main Street

Ocean Park lies at the south end of the city, and Main Street is its shopping district. The Ocean Park name goes back to the seaside resort era of the late 1800s and early 1900s. I’d expect a mix of small houses, duplexes and condos, and I’d check how far each is from the beach, since salt air is hard on windows and exterior paint.

Montana Avenue and the north side

Montana Avenue is the north-side shopping street, a stretch of boutiques and restaurants. Palisades Park, a bluff-top park along the ocean, runs at the western edge of the city. I’d expect larger detached-house lots toward the north, and I’d compare the price per square foot with the rest of town rather than assume it.

Bergamot and the 26th Street station

The 26th St/Bergamot E Line station is on the eastern side of the city, and Bergamot Station is a city-owned gallery compound. I’d look at homes within walking distance of the station and ask whether the mix of older buildings and newer projects nearby affects parking and traffic.

Getting Around Santa Monica

Getting around Santa Monica depends heavily on how a home sits relative to the rail line and the freeway:

  • Interstate 10, the Santa Monica Freeway, is the only freeway inside the city. At its western end it is signed together with State Route 1.
  • The Metro E Line has three Santa Monica stations: Downtown Santa Monica, 17th St/SMC and 26th St/Bergamot. The next station east is Expo/Bundy in Los Angeles.
  • Big Blue Bus lines 1, 2, 3, Rapid 3, 5, 7, Rapid 7, 8, 9, 10 and 18 connect at the Downtown Santa Monica station.
  • Santa Monica Airport is scheduled to close permanently at midnight on December 31, 2028, and the city plans community-serving park uses for the site.

The city’s mean commute is 24.8 minutes, shorter than the 29.5 in the metro area. But about 38% of workers here work from home, so that average describes fewer people than it seems to. If a home made my list, I’d test the drive to my own workplace at rush hour.

How I’d Plan an Open House Day in Santa Monica

Across the 45 hosted showings, the timing follows a pattern:

  • Tuesday is the busiest day, with 21 showings, followed by Sunday with 19.
  • Most start at 2 p.m. or 11 a.m.

I’d confirm a weekday open house is open to the public before driving over.
I’d try to bunch stops by area, downtown one round and Ocean Park another, since parking near the beach can eat time. Where a listing is near an E Line station, I’d consider riding the train between stops and check the end time of each open house first.

I’d also plan around the marine layer. Coastal Southern California often has gray mornings from May into summer, and the sun usually burns off the fog by around noon, so I’d schedule the beach-side stops after lunch when I wanted to judge the light.
