If I were buying in Pomona, I’d start with the year a house was built, because the range is wide. The Census Bureau puts the median year at 1967, yet one neighborhood near downtown is a National Register district of homes from the 1890s through the 1940s, and another was master-planned in the mid-1960s. A house from one era can differ a lot from the next on lot size, roof line and how much has been updated.
I’d also compare price against the rest of the region. Pomona Neighborhoods I’d Put on My List
Lincoln Park Historic District
This is a 45-block, 230-acre district roughly bounded by McKinley Avenue, Towne Avenue, Pasadena Street and Garey Avenue. It holds 821 structures, mostly houses built between the 1890s and the 1940s, in styles that include Victorian, Craftsman, Colonial, Mission and Tudor. The city designated it in 1998, and it went on the National Register of Historic Places in 2004. It takes its name from Lincoln Park, a neighborhood park established in 1909. If a listing fell inside it, I’d ask what is original and what has been replaced.
Downtown and the Arts Colony
Pomona Mall, finished in 1962 and designed by Millard Sheets, was one of the first pedestrian malls in the country. The Los Angeles Conservancy says its west end is now the center of an arts colony with galleries, studios and restaurants, while the east end became part of Western University of Health Sciences. I’d check the property type on each listing here and think about where I’d actually walk or park.
Phillips Ranch
Phillips Ranch, in the southwestern part of the city, is a master-planned community that Louis Lesser began developing in 1965. Getting Around Pomona
The I-10, SR-57, SR-60 and SR-71 freeways all run inside the city limits, so almost any address is a short drive from one of them. Metrolink has two stations in the city, Pomona-Downtown and Pomona-North. Pomona North is also the east end of Metro’s A Line, which opened its nine-mile extension on September 19, 2025, adding stops at Glendora, San Dimas and La Verne along with Pomona.
