Open Houses in Whittier, CA

If I were searching through open houses in Whittier, I’d expect a city founded in 1887 as a Quaker colony, with older neighborhoods near Uptown and newer tracts spread around them. I’d look at the historic districts, the hillside streets and the flatter postwar blocks separately. The list below refreshes every morning with homes in Whittier that have an open house coming up.

What I’d Look For If I Were Buying in Whittier

If I were buying in Whittier, I’d first ask whether a home sits inside one of the city’s four historic districts or is a designated landmark. The city says permits are often needed for interior and exterior work, and it asks owners to talk to the Community Development Department early. I’d want that answer before I imagined a remodel.

The median home was built in 1956, and the city’s own history notes that its population more than doubled between 1940 and 1960, so I’d expect many postwar tract houses outside the older core. About 58% of homes are owner-occupied, so I’d check the property type on each listing.

From My Notes: Whittier in September 2026

When I pulled the list on September 29, 2026, this is what the next stretch of Whittier open houses looked like:

  • 7 homes had an open house scheduled, with 12 showings in all.
  • The middle half were asking between $875K and $1.15M.
  • The lowest was $800K, and the highest was $3.10M.
  • Most had 3 bedrooms, and the median size was about 1,980 square feet.
  • 5 of the 7 homes were in ZIP code 90602.

With the top price at $3.10M and the middle half under $1.15M, I’d look at the highest listing on its own.

Whittier Areas I’d Put on My List

Tree-lined cobblestoned main street in Uptown Whittier, California

Uptown Whittier and Hadley-Greenleaf

The city describes Uptown Whittier as a tree-lined, pedestrian-friendly, cobblestoned district against the Whittier Hills, with shops, restaurants, live music venues and a restored movie theater. The Hadley-Greenleaf Historic District, designated in 1990, covers more than 190 properties, and the smaller Central Park district, also from 1990, covers 45. I’d ask what the historic rules would mean for a porch or window change.

Hillside houses on winding streets in College Hills, Whittier, California

College Hills and Earlham

College Hills was the city’s first planned hillside development, subdivided in 1923, and its historic district, designated in 2002, has 97 properties. The Earlham Historic District has seven properties, an early Whittier College neighborhood from 1903 to 1940. I’d check slope, drainage and retaining walls on the College Hills streets.

Homes backing onto open hillside in the Whittier Hills, Whittier, California

The Whittier Hills

The Puente Hills Habitat Preservation Authority manages nearly 4,000 acres of protected land on the western side of the hills, and Hellman Park in Whittier is one of its access points. I’d walk the streets that back onto open land and ask about brush clearance, access roads and how the views change through the year.

Historic adobe home at Pio Pico State Historic Park, Whittier, California

Around Pio Pico State Historic Park

The state park sits at Pioneer and Whittier Boulevards, west of the 605, and preserves the adobe home of the last Mexican governor of California. I’d note that it sits just west of the freeway when I sort my route.

Whittier Housing at a Glance

These figures cover the whole city, so they blend the older core, the hills and the postwar areas.

Getting Around Whittier

Here’s how I’d sort the transportation picture:

  • I-605 is the only freeway inside the city.
  • Whittier Boulevard (SR 72) is a surface highway that crosses the city.
  • There is no Metro Rail or Metrolink station in Whittier. The closest Metrolink stops are at Montebello/Commerce and Norwalk/Santa Fe Springs.
  • The Whittier Greenway Trail East Extension was finished in 2023 and adds 2.8 miles to the existing 4.6-mile trail, ending at the La Habra line.
  • Metro’s E Line extension to Whittier, about nine miles east of Atlantic Station, is planned. Its environmental review finishes in fall 2026, with construction in 2029, subject to funding.

Because there is no rail here, I’d expect most trips to start with a drive. The average commute is 33.2 minutes, compared with 29.5 in the Los Angeles metro area, and about 12% of workers work from home.

How I’d Plan an Open House Day in Whittier

Across the 12 hosted showings, the timing follows a pattern:

  • Saturday is the busiest day, with 6 showings, followed by Sunday with 5.
  • Most start at 11 a.m. or 12 p.m.

I’d group hillside open houses together and the flat-lot homes together, because the drive between the two can add up. I’d leave a gap between stops and check end times.

The hills can run warmer than the coast, so I’d expect hot summer afternoons and would bring water for any hillside walk.
